The median sale price in March 2026 landed at $733,500 — the true middle ground of the Fernie market, stripped of the luxury outliers that can skew averages.

And those averages? The average list price climbed nearly 17.5% year over year, while the average sell price jumped close to 20%. A significant portion of that was driven by a Timberline property that sold well over asking at $2.3 million — but even setting that aside, the core market is showing real strength.


Sellers Are Winning Execution

The sell-to-list ratio is sitting at almost 98%, meaning sellers are capturing nearly their full asking price. Days on market came in at approximately 63 days — down from last spring and trending in the right direction.

Month supply of inventory sits at 4.75 months, down 10% year over year. That number puts us firmly in seller's market territory, and the early signs of multiple offer situations in March confirm what the data is suggesting.


The 10-Year Picture

Zoom out and the story becomes even clearer. The five-year window between 2019 and 2024 effectively doubled average holding values in Fernie. The core of the market has held those gains steady — this isn't a bubble, it's a new pricing floor.
