2. What you love about the home

You know this home better than anyone. Buyers respond to the real stuff: the light in the morning, the deck in July, the neighbours, the reason you bought it in the first place. Write however much you want, in your own words. Bullet points are fine. We will shape it into the listing copy.

Do not worry about writing it well. Just tell us what you would tell a friend who asked what it is like to live here.
The things you will miss. What makes it different from the house next door. This one matters. Even a few sentences helps.
What sold you on it when you first walked through.
Winter, spring, summer, fall. Sun, snow load, wind, shade, evening light, how the yard behaves.
Neighbours, walking distance to trails, school, ski hill, town, the river. Anything a buyer would not know from a map.
Renos, roof, windows, furnace, hot water tank, deck, landscaping, septic work. Approximate years are fine.
Young family, retired couple, weekend skiers, someone who works from home. Your instinct here is usually right.

Lake or river name, how much frontage, dock or buoy, beach, boat launch, how you get down to it.

Flat, sloped, treed, cleared, fenced, irrigation, garden, views. Any sheds, shops, bunkies, barns, or other outbuildings.

9. Rentals and restrictions

Nightly or monthly rate, occupancy, revenue, whether it is currently booked, and whether a business licence is in place.
Building schemes, shared driveways, utility right of ways, riparian setbacks, ALR.
10. Features and inclusions
MLS: Exclusions Light fixtures, appliances, hot tub, shed, mirrors, curtains, anything attached that you plan to keep.
Furniture, tools, snowblower, patio set, boat lift.
11. Anything else
Known issues, past insurance claims, work done without permits, anything that has come up. Better we know now than during conditions.
Pets, alarm, tenants, notice needed, tricky parking, gate codes.
